- Eastside/Bellevue area
- University District
- Capitol Hill (risky - saturated?)
- Ballard
- West Seattle

EASTSIDE PROS:
- Tech workers $$$
- Less competition than Seattle proper
- Growing population
- Partner lives out there, easier oversight
- Parking!!!

EASTSIDE CONS:
- Higher rent (Bellevue downtown = $$$$)
- Different vibe than our brand?
- Would need to adjust hours for commuter crowd

UNIVERSITY DISTRICT:
+ Students = steady traffic
+ Lower rent than downtown
+ Could do study-friendly vibe
- Seasonal (summer dead?)
- Students = lower ticket avg
- Already 4 coffee shops within 3 blocks of campus

BALLARD:
+ Hip neighborhood, fits brand
+ Growing residential
+ Mix of young professionals
- Parking nightmare
- Competition from Storyville, other specialty
- Rent has gone crazy

WEST SEATTLE:
+ Underserved for specialty coffee
+ Community feel
+ Junction area has good foot traffic
- Bridge issues (will people come from other areas?)
- Feels isolated from rest of city

2. Foot traffic count
3. Parking availability
4. Competitor density within 0.5 mi
5. Median household income
6. Population growth %
7. Buildout requirements

TODO: Get actual data for each neighborhood
TODO: Visit each area on weekday AND weekend

Random thoughts:
- Do we want to be near other food/retail or standalone?
- Corner locations = more visibility but more $$$
- Need minimum 1,200 sq ft for seating + kitchen
- 1,500 sq ft ideal

Question: Should we prioritize "most like Location 1" or "complementary/different"?
